As Vice President with Industry Real Estate Partners, Dylan Kiess leads the firm’s private equity and corporate M&A origination channel. Dylan specializes in structuring corporate real estate strategies at the intersection of middle-market M&A, partnering directly with private equity sponsors, founders, and corporate advisors to unlock liquidity and maximize deal value through tailored sale-leaseback advisory.
Dylan brings an extensive background in M&A advisory, operational due diligence (ODD), and corporate strategy—having executed transactions ranging from lower-middle-market family enterprise sales to complex carve-outs and multi-billion-dollar integrations. Prior to joining IREP, he served as a Manager in the Corporate Transactions group at Alvarez & Marsal (A&M), where he led ODD, standalone assessments, and Integration Management Office (IMO) workstreams for private equity sponsors and strategic buyers across industrial manufacturing, food and beverage, distribution, and financial services. Blending corporate consulting rigor with firsthand experience navigating private business exits, Dylan brings a rare dual perspective to the deal table, understanding both the sophisticated requirements of institutional sponsors and the practical realities facing founders during business transitions.
Dylan holds a Bachelor of Science in Business Administration from the Scheller College of Business at the Georgia Institute of Technology. He is a licensed real estate salesperson in the State of Georgia and represents IREP across national private equity and middle-market M&A venues, including ACG. Outside of transaction work, Dylan enjoys golfing, fishing, and spending time with his wife and two children.
